(a) The occupant of a R-1, R-2, R-3 and R-4 dwelling units shall notify the owner, in writing, that a smoke detector is in need of replacement or repair. The owner shall repair or replace the smoke detector within seventy-two hours of receipt of the occupant's written notice.
(b) The owner of a R-1, R-2, R-3 and R-4 dwellings shall provide new batteries for battery-operated smoke detectors and any detector that operates with a battery backup at least annually or according to the manufacturer’s specifications. It shall be the responsibility of the occupant to ensure that the batteries installed are not removed.
(c) If battery-operated smoke detectors in a R-1, R-2 and R-4 dwellings are found inoperable more than once, the owner of the multifamily dwelling may be required to install an approved fire detection system per N.F.P.A. 72 and the Ohio Fire Codes.
