1258.06 ERECTION OF SINGLE-FAMILY DWELLINGS ON SINGLE NONCONFORMING LOTS OF RECORD.
   In any district in which single-family dwellings are permitted, a single-family dwelling and customary accessory buildings may be erected on any single lot that is of record on the effective date of this Zoning Code or any amendment that makes a lot nonconforming. Such lot must be in separate ownership and not of continuous frontage with other lots (or portions of lots) in the same ownership. This section shall apply, even though such lot fails to meet the requirements for area and/or width in the district. However, the lot shall conform to the other regulations for the district, unless a variance is sought from, and approved by, the Board of Zoning Appeals, as provided in Chapter 1244.
