The Scenic Overlay (SO) District is created as a special zoning district to be overlaid onto the existing, underlying "fixed" zoning districts. The Scenic Overlay shall apply to all properties within 250 feet from the boundary of US Route 219 and Route 60.
Where conflict exists between the provisions of the Scenic Overly District and the underlying zoning district, the more stringent requirements shall apply. Only land within the setbacks indicated on the zoning map, measured as two hundred and fifty (250) feet from the boundary of US Route 219/Route 60, is considered the Scenic Overlay District regulated by this Article.
