§ 154.18  STANDARDS FOR APPROVAL.
   Based upon the following standards, the Plan Commission may deny or approve the proposed PUD.
   (A)   (1)   The uses proposed will have a beneficial effect, and will not adversely affect public health, safety, welfare, convenience, or the environment, or any combination thereof, or present and potential surrounding land uses. 
      (2)   This beneficial effect for the county (not the developer) shall be one which could not be achieved under any other single zoning classification.
   (B)   The uses proposed shall be consistent with the county Comprehensive Plan.
   (C)   The Plan Commission may, if deemed appropriate, require for a PUD more or less open space than otherwise required by this chapter.
   (D)   Off-street parking shall be sufficient to meet the minimum required by § 157.060 and Appendix F to Chapter 157.
   (E)   Landscaping shall be provided so as to insure that proposed uses will be adequately buffered from one another and from surrounding public and private property.
   (F)   Vehicular and pedestrian circulation, allowing safe, convenient, uncongested, and well- defined movement, shall be provided.
   (G)   Major natural, environmental, historical, and architectural features of the area shall be preserved.
