§ 153.112  LOTS.
   (A)   All lots shall abut on an interior street or place.  Any variance allowing lots to face on existing county or municipal roads shall:
      (1)   Follow bonding requirements, as mentioned in § 153.026; and
      (2)   Require a minimum lot size of 32,670 square feet with a minimum frontage of 170 feet and six inches along the existing road.
   (B)   Side lines of lots shall be at approximately right angles to straight streets and on radial lines on curved streets.  Some variation from this rule is permissible, but pointed or very irregular lots should be avoided.
   (C)   Where double frontage lots are platted along limited access roadways, railroads, and the like, planting strips shall be required in the backs of the parcels, set out in a privacy screen easement.  Privacy screen easements shall be a minimum of 20 feet wide, and screening shall be a minimum of 12 feet in height.
   (D)   Widths and areas of lots shall be not less than those provided in Chapter 157 of this code for the district in which the subdivision is located, except that when a water main supply system or a sanitary sewer system is not available, the lot area necessary to install a private water supply or private sewage disposal system on the lot in accordance with the state Board of Health and county health regulations shall become the required minimum lot area.
   (E)   Corner lots shall be wider than normal in order to permit appropriate setbacks from both streets.
