21.38.020 Permitted land uses and densities.
   The uses permitted in the underlying zoning districts that are listed in the Imperial Highway Specific Plan may remain, though not in conjunction with the permitted residential development permitted under the SHO designation. A total of nine infill areas are identified in the official zoning map.
   (a)   Infill Area 1. This area is located in the westernmost segment of Imperial Highway that is within the city's corporate boundaries. The development density for this area will be forty-five (45) units per acre, yielding a potential development of two hundred forty-three (243) units. The potential mixed use development will essentially occupy all of the developable areas of the site currently occupied by the commercial center. The underlying development standards are regulated through the Imperial Highway Specific Plan. The potential development could either be mixed use or multiple-family development.
   (b)   Infill Area 2. This area is located to the south of the intersection of Imperial Highway and Valley View Avenue, just north of Adoree Street. The development density for this area will be forty-five (45) units per acre, yielding a potential development of ninety (90) units. The underlying development standards are regulated through the Imperial Highway Specific Plan. The development contemplated for this site will consist of multiple-family development.
   (c)   Infill Area 3. This infill area is located to the south of the Leffingwell Road along the east side of La Mirada Boulevard. This site consists of three and three-tenths (3.3) acres of land area. The development density for this area will be forty (40) units per acre, yielding a potential development of one hundred thirty-two (132) units. The underlying zoning is Commercial (C-1) and Residential (R-1.) The development contemplated for this site will consist of either mixed use or multiple-family development.
   (d)   Infill Area 4. This infill area is located on the east side of La Mirada Boulevard and north of Granada Avenue. This site consists of two and four-tenths (2.4) acres of land area and the development density for this area will be forty (40) units per acre, yielding a potential development of ninety-six (96) units. The underlying zoning is R-1. The development contemplated for this site will consist of either mixed use or multiple-family development.
   (e)   Infill Area 5. This infill area is located immediately south of Area 4, on the south side of Granada Avenue (east of La Mirada Boulevard). This site consists of six and two-tenths (6.2) acres of land area and the development density for this area will be forty (40) units per acre, yielding a potential development of two hundred forty-eight (248) units. The underlying zoning is R-1. The development contemplated for this site will consist of either mixed use or multiple-family development.
   (f)   Infill Area 6. This infill area is located on the southwest corner of Imperial Highway and Santa Gertrudes Avenue. This site consists of five and nine-tenths (5.9) acres of land area. The development density for this area will be fifteen (15) units per acre, yielding a potential development of eighty-nine (89) units. The underlying development standards are regulated through the Imperial Highway Specific Plan. The development contemplated for this site will consist of either mixed use or multiple-family development.
   (g)   Infill Area 7. This infill area is situated on a triangular-shaped parcel located south of Alondra Boulevard and north of Stage Road. This site consists of three and seven- tenths (3.7) acres of land area and the development density for this area will be thirty (30) units per acre, yielding a potential development of one hundred eleven (111) units. The underlying zoning is C-1. The development contemplated for this site will consist of either mixed use or multiple-family development.
   (h)   Infill Area 8. This infill area is located in the western portion of the city, north of Rosecrans Avenue and west of Valley View Avenue. This infill area consists of twenty-one (21.0) acres of land area and the development density for this area will be thirty (30) units per acre, yielding a potential development of six hundred thirty (630) units. The underlying zoning is zoned M-2. The development contemplated for this site will consist of multiple-family development exclusively.
   (i)   Infill Area 9. This infill area is situated on a triangular-shaped parcel located south of Leffingwell Road and north of Telegraph Road. This site is occupied by a small commercial center and consists of four and nine-tenths (4.9) acres of land area. The development density for this area will be thirty (30) units per acre, yielding a potential development of one hundred forty-seven (147) units. The underlying zoning is zoned C-1.
