All floodplain land shall be preserved in its natural state or as farmland and no subdivision in the floodplain shall be permitted except that a portion of a lot may be located in the floodplain provided that the portion of the lot outside the floodplain is equal to at least 50% of the minimum lot area required by the applicable zoning classification.
