(A) All lots shall be designed to:
(1) Contain table land equaling not less than 70% of the minimum lot area required by the applicable zoning classification; and
(2) Contain buildable area of not less than 70% of that obtained on a rectangular lot in the same zoning classification which has both minimum width and minimum gross land area tabulated as follows:

(B) All lots shall have a minimum lot width at the street right-of-way of not less than 50% of the minimum lot width required in the applicable zoning classification; provided, however, that for each five feet or less of lot width reduction below the minimum required width, the setback for all required sideyards shall be increased by one foot.
