(A) Size and shape. The width at the property line shall be a minimum of nine feet and a maximum of 16 feet. Driveway approaches shall be no wider than 16 feet beginning at the property line up to the required front yard setback. The maximum width at the edge of the roadway shall be 32 feet. The edge of the drive approach shall be a two-foot minimum radius at the roadway and follow a curved line of ever increasing radius to the property line.
(B) Curb and gutter. Where a curb and gutter exist, each shall be saw-cut, removed and replaced with a gutter section of portland cement concrete.
(C) Materials and construction. The drive approach shall be paved by use of one of the following:
(1) Six inch water bound macadam base course with one and one and one-half inch hot mix bituminous concrete surface course;
(2) Seven inch crushed stone base course with one and one-half inch hot mix bituminous concrete surface course;
(3) Six inch portland cement concrete; or
(4) Paving brick or other durable surface approved by the City Surveyor and Engineer.
(D) Sidewalks.
(1) Where new or reconstructed drive approaches cross defective sidewalks, said sidewalks shall be replaced with seven-inch thick portland cement concrete.
(2) Where drive approaches require a change in gradient of a public sidewalk, such changes shall be shown and delineated on plans submitted by a registered professional engineer of the state and approved by the City Surveyor and Engineer.
(E) Trees. Where new or reconstructed drive approaches require the removal of parkway trees, approval for such removal shall be obtained from the City Arborist. Replacement of the tree or trees shall be required where deemed necessary by the City Arborist. Removal of parkway trees and the replacement thereof shall be at the expense of the owner of the property served. The species and specification of parkway trees shall be determined by the City Arborist.
(F) Exception; variations. The Director of Community Development may vary the provisions of division (A) above, if the drive approach enters a cul-de-sac, if the distance from the curb to the property line is less than the normal 21.5 feet or some unusual condition or circumstances exist which make strict compliance impractical, or not in the public interest.
(G) Drainage. On those streets that are not city standard and where street drainage is not carried in a combination of pavement gutters and storm sewers, the drainage requirement for the drive approach shall be determined by the City Surveyor and Engineer.
(H) The typical residential drive approach drawing. The graphics below shall be used to graphically interpret construction specifications of this subchapter.
