§ 150.203 DETACHED ACCESSORY BUILDINGS.
   (A)   (1)   (a)   Frame detached garage buildings shall be constructed of two-inch by four-inch studs on 16-inch centers with top and bottom plates.
         (b)   Let-in one-inch by four-inch sway bracing or approved equal shall be installed on all walls.
         (c)   Roofs shall be designed for a 20 pound per square foot live load.
      (2)   (a)   1.   Garage floors shall be of minimum 3,000 p.s.i. concrete in 28 days and five inches thick.
            2.   The slab shall be poured with a thickened edge not less than 12 inches deep and eight inches wide around its entire perimeter.
            3.   Remove all organic material and place concrete over four inches of granular material.
         (b)   Roof ties shall be installed of two inches by six inches not more than four feet on center.
   (B)   (1)   (a)   Brick detached garage buildings shall be provided with foundations and footings as required by § 150.187.
         (b)   The Director of Community Development may permit trenched foundations as described in § 150.187(B).
      (2)   Masonry work shall conform to the regulations of § 150.189.
   (C)   (1)   Prefabricated metal storage buildings not exceeding 100 square feet in area may be installed provided that the building is firmly attached to the ground in a manner acceptable to the Department of Community Development.
      (2)   Storage buildings exceeding 150 square feet shall conform to the regulations of this section for detached garages.
