(A) Habitable rooms shall have not less than 100 square feet of floor area.
(B) Utility rooms shall be of such size as to provide not less than three feet of working space on the service side of the furnace, hot water heater or other fuel burning appliance.
(C) Basement or cellar sleeping room construction shall comply with the requirements of habitable rooms with respect to ventilation and floor area. Mechanical ventilation capable of providing two cubic feet of air per minute per square foot of room area may be provided.
(D) Basement or cellar sleeping rooms shall be provided with two means of egress. The two means of egress shall be as remote as possible from each other. The means of egress may be by stairs and doorway or may be by means of stair and doorway and one approved escape window. In no case shall access to an exit be through another bedroom, utility room or garage.
(E) Ceiling heights (minimum).
(1) Basement and cellars. The head room under pipes or ducts shall be not less than six feet six inches unless the pipe or duct is located within two feet from a wall or when crossing under a beam.
(2) Main floor or floors. The head room shall be eight feet clear for not less than 75% of the total area. Dropped or lowered ceiling areas shall be not less than seven feet from finished floor.
(3) Attic or other than main floor areas. The head room shall be seven feet six inches clear under flat or sloping ceilings for an area of not less than 100 square feet in each habitable room; and six feet eight inches clear in halls and passageways.
(4) Crawl space. The head room shall be three feet clear from floor to bottom of joists above.
(5) Bottom of the crawl space. The opening shall be not more than eight inches above the floor of the crawl space.
