12-9-5: PROPOSED SUBDIVISIONS:
   A.   Minimum Standards: Any preliminary plat or plan for a new subdivision submitted for approval shall meet minimum requirements as established by this Section.
   B.   Licensed Professional Engineer: The plan shall be prepared by an Illinois licensed professional engineer.
   C.   Topographical Survey: The plan shall be drawn on a topographical survey as defined by Section 12-2-2 of this Title to provide accurate contour lines depicting each one foot (1') change in elevation.
   D.   Scale: The plan shall be drawn to a scale of one inch equals one hundred feet (1" = 100') or less.
   E.   Soil Evaluation Points And Soil Classifications: A drawing at the same scale as the preliminary plat or plan shall be prepared by a certified soil classifier. The following information shall appear on the drawing:
      1.   Soil Types: The boundaries of the various soil types occurring within the subdivision with each type identified by both soil identification number and name.
      2.   Soil Observation Points: The location of all soil observation pits.
      3.   Ground Water: The depth to ground water at each soil observation point shall be as indicated.
      4.   Proposed Lots: The layout of the proposed subdivision as shown on the preliminary plat or plan.
      5.   Topographical Survey: Existing topography as defined by Section 12-2-2 of this Title.
   F.   Site Characteristics: The plan shall locate and specify site characteristics as follows:
      1.   Water Wells/ISD Systems: All existing water wells or individual sewage disposal systems.
      2.   Waters Or Drainage: All existing streams, storm water runoff channels, wetlands, surface waters, subsurface field tiles and the extent of poorly drained areas or floodplain.
      3.   Storm Water Systems: All proposed storm water systems including runoff channels, storm sewers, detention or retention areas and drain tile.
      4.   Roadways: Proposed roadways and other areas where existing soils will be disturbed.
      5.   Wooded Areas: Heavily wooded areas or required conservancies.
   G.   Lot Specifications: The plan shall locate each proposed lot and shall show the locations of the primary and expansion soil absorption areas thereon and shall demonstrate the capacity of each lot to meet the requirements of this Title.
   H.   Soil Maps And Soil Boring Logs: Soil maps and soil boring logs prepared by a certified soil classifier must accompany the plan submittal. (Ord. 96-O-16, 12-17-1996)
