(a) Where a park, historic site, school or other community facility which is shown in the Comprehensive Plan is located in whole or in part in the proposed subdivision, the Planning and Zoning Commission may request the dedication of such area within the subdivision.
(b) If a subdivision contains open space for park or recreational purposes for the exclusive benefit of the residents therein, adequate provision by deed restriction or trust agreement shall be made by the subdivider for the continued improvement and maintenance of such open space.
(c) A subdivider may dedicate open space to public use subject to acceptance by the Commission and Council.
