The cluster subdivision option is provided and designed to encourage flexibility and creativity in subdivision design and layout and to preserve and protect the natural features and amenities of the town; to strengthen and preserve farming and ranching activities; and to protect and enhance the amenities and qualities of farm and ranch areas. To this end, the proposed cluster subdivision should be planned as a unified development rather than an aggregation of individual unrelated buildings located on separate unrelated lots. Full compliance with all the provisions of this chapter, Chapter 152 of this code of ordinances and all other applicable requirements of local, state and federal laws is required.
