12-3-4: EASEMENTS:
   A.   Utility Easements:
      1.   Easements of not less than five feet (5') in width shall be provided on each side of all rear lot lines and along side lot lines, where necessary, for utility lines and appurtenances.
      2.   Easements of not less than fifteen feet (15') in width shall be provided along the front lot line for utility lines and appurtenances.
      3.   Easements of greater width may be required along or across lots when necessary for the extension of main sewers or other utilities or where both water and sewer lines are located in the same easement.
      4.   A two foot (2') easement shall be required on one side of, and adjacent to, an alley to accommodate utility poles.
   B.   Drainage Easements: Whenever any subdivision is traversed by a drainageway such as a watercourse, channel or stream, the subdivider shall, at his own expense, make adequate provision for straightening or widening the drainageway so that it will properly carry the surface water and shall also provide and dedicate to the city an easement along each side of the drainageway, which easement shall be for the purpose of widening, improving or protecting the drainageway. The width of the easement shall not be less than twenty feet (20'), and the total width of the easement shall be adequate to provide for any necessary drainageway relocations and straightenings.
