12-3-3: LOTS:
   A.   Shape: All side lines of lots shall be at right angles to straight street lines or radial to curved street lines, unless a variation to such rule will give a better street and lot plan. (1996 Code § 26-91)
   B.   Double Frontage: Lots with double frontage should be avoided. (1996 Code § 26-92)
   C.   Street Abutment Required: All lots shall abut one street dedicated to the public or an approved private street maintained by a subdivision board of trustees. (1996 Code § 26-93)
   D.   Width:
      1.   Minimum Width:
         a.   Except as otherwise expressly provided in this title, the minimum width of residential lots at the building line shall be as follows:

         b.   When a lot fronts upon a cul-de-sac, a curved road or a street having a radius of two hundred feet (200') or less, the minimum width of the frontage of the lot may be measured at the building line, with the width at the right of way line to be not less than fifty percent (50%) of the width required by subsection D1a of this section, the width being measured on the arc of the street right of way line.       2.   Extra Width: Where a corner lot backs upon lots facing the side street, the corner lot shall have extra width sufficient to permit the establishment of front building lines on both the front and the side of the lots adjoining the streets. Extra width should be provided on all corner lots irrespective of whether they back upon lots facing the side streets. (1996 Code § 26-95)
   E.   Area:
      1.   The area of the street right of way, whether dedicated to the public or a private street or easement for street purposes, shall not be included in calculating the area of the lot to be in accordance with the minimum lot area requirements of the zoning district in which the lot is located. Lots with an area larger than the minimum zoning requirements are desirable.
      2.   The lots shall also have a width and depth entirely adequate to provide the necessary yard requirements of the zoning ordinance. (1996 Code § 26-96)
      3.   Lots abutting a watercourse, drainageway, channel or stream shall have additional minimum width or depth as required to provide an adequate building site and afford the minimum usable area required in the zoning ordinance for front, rear and side yards. (1996 Code § 26-97)
   F.   Intersections Abutting Lots: Lots upon primary street intersections and at all other acute angle intersections which, in the opinion of the planning and zoning board, are likely to be dangerous to traffic movement, shall have a radius of twenty feet (20') at the street corner. On business lots, a chord may be substituted for the circular arc. Where grade separation structures are proposed at the intersection of primary streets, the lots and improvements in the subdivision shall be arranged so as to make adequate provision for such a structure.
