(a) A two-family dwelling, whether it is a newly constructed building or a conversion of a single family dwelling shall, insofar as practical, have the appearance of a single family dwelling. This can be accomplished by locating the doors, garage, mailboxes, utility meters on different planes of the dwellings or by a design or configuration or screening which creates the general appearance of a single family dwelling.
(b) A minimum of two off-street parking spaces shall be provided for each dwelling unit. Such spaces must be within a garage or driveway. The Planning Commission may approve other locations for parking but only if such spaces do not detract from the existing character of the neighborhood.
(d) The applicant for a two-family dwelling is exempt from the site plan requirements of Chapter 1276. However, a scaled drawing must be submitted which illustrates the size and dimensions of the building, setbacks, all parking spaces and front elevation drawing to demonstrate compliance with Section 1274.09(a). The Commission may require additional information to ensure compliance with this section.
(d) A two-family dwelling shall only be located on a lot which contains 8,000 square feet of area with 65 feet of lot width. A two-family dwelling shall comply with all other requirements for the RT Zone found in Appendix I of this Code.
