§ 121.58  STANDARDS OF OPERATION; COMPLIANCE WITH BUILDING AND ZONING REGULATIONS.
   (A)   No filling or service station shall hereafter be erected in the city unless said building, structure or premises, to be used for such business, shall conform and comply with all the provisions of the Building Code and the Zoning Code of the city;
   (B)   No filling or service station shall hereafter be erected in the city unless there is constructed a five- foot fence, masonry, on the property line or property lines along and abutting residential property, and said masonry fence shall have face brick on the residential side thereof;
   (C)   All permanent storage of material, merchandise and equipment shall be within the principal building or within permanent stationary containers located within the setback lines, with the exception of refuse and trash which shall be located in an enclosed or screened area;
   (D)   Approach aprons, service areas and parking areas shall be provided with pavement having an asphaltic or portland cement binder so as to provide a permanent, durable and dustless surface, and shall be so graded and drained as to dispose of all surface water accumulated within the area;
   (E)   Parking, with the exception of cars at the pumps or waiting for immediate service, shall be limited to three cars for each service bay, attendants vehicles, and other vehicles incidental to service, except that any partially dismantled or wrecked vehicles shall not be stored for more than a total of 48 hours outside the building on said premises. Proper parking space shall be provided on the premises for the above number of vehicles;
   (F)   No accessory buildings shall be allowed except by permission of the Board of Zoning Appeals;
   (G)   Fixed lighting shall be arranged to prevent direct beams or glare into the surrounding areas or public streets;
   (H)   Gasoline or other inflammable mixtures shall not be used to wash down the premises;
   (I)   Drains located on the premises without approved separators in the trap shall be prohibited;
   (J)   All repair work herein allowed shall be done within the principal building located on the premises;
   (K)   All filling or service stations must construct a fixed, permanent curb, six inches in height and four inches in width, running parallel with the sidewalk at the front and the side of said building, and said curb shall be one foot from the property line. In lieu of such a curb, a fence may be used, subject to the approval of the Chief Building Inspector;
   (L)   No sign, post or object shall be placed in or upon the area between the curb as stated in division (H) and the edge of the sidewalk nearest the street, either permanent or temporary, nor shall any motor vehicle be parked or driven wholly or partly upon the area between the said curb and the street;
   (M)   No filling or service station shall hereafter be constructed on any plot of ground containing less than 15,000 square feet; and
   (N)   No filling or service station shall hereafter be constructed with a minimum frontage of less than 140 feet on the font lot line.
