Chimneys shall be built to a height of at least three feet above all flat roofs and three feet above all peak roofs within twenty feet of the chimney, whether such roofs form a part of the same or adjoining structures. All chimneys shall be capped with stone, brick, terra cotta, cement, cast iron or other approved material, but no such capping shall obstruct or decrease the free flue area.
