§ 158.055 EST-l SINGLE-FAMILY ESTATE DISTRICT.
   (A)   Statement of purpose. The intent of this District is to provide for the spacious arrangement of single-family dwellings on large lots.
   (B)   Permitted uses. See Appendix A, Schedule of Uses.
   (C)   Conditional uses. See Appendix A, Schedule of Uses.
   (D)   Standards.
      (1)   Building site area. Each lot shall have an area greater than 20,000 square feet.
      (2)   Building site width. The minimum building site width shall be 100 feet at the required front yard setback line.
      (3)   Building site coverage. The total lot coverage permitted for all buildings on the site shall not exceed 35% of the lot area.
      (4)   Building height limit. The maximum building height shall not exceed two stories or 35 feet in height.
      (5)   Setback requirements. The minimum requirements for yards shall be as follows:
         (a)   Front yard: 40 feet;
         (b)   Rear yard: 20 feet; and
         (c)   Side yard: 10 feet.
   (E)   General requirements. The EST-l designation shall be requested by the owner of the property in question, before such a designation is attached to the property.
