Unless authorized as a variance, in no case shall any building or structure be erected closer than one hundred feet to any residential district property line nor shall any parking area be closer than sixty feet to any residential district property line. The sixty-feet area between such parking lot and such residential district property line shall be maintained as green area entirely covered by grass.
