11-1-7: EFFECT OF ZONING PROVISIONS; GENERAL REQUIREMENTS:
No piece or parcel of land, lot or block, whether in a previously recorded or registered subdivision or not on the effective date of the zoning title, shall be divided, apportioned or resubdivided into lots for building purposes unless a plat of such piece or parcel of land, lot or block has been authorized by the village board and said plat registered or recorded as required by law in relation to plats. This provision shall not apply, however, where there is a previously recorded or registered subdivision plat and, in order to meet the minimum requirements of the zoning title, a dwelling is to be erected on a full lot or more and parcel of an adjoining lot. The subdivision shall provide for sanitary sewer, water, sidewalks, street lighting, dedicated streets of at least sixty six feet (66') in width; except, that half section lines shall be eighty feet (80') in width and section line streets one hundred feet (100') in width; paved streets of cement or asphalt materials with curb, gutter, and storm drainage according to "Standard Specifications For Road And Bridge Construction" adopted by the Illinois department of transportation then in force, and lot sizes of a minimum of six thousand (6,000) square feet; provided, the frontage is a minimum of fifty feet (50'); the improvements to be installed at the owner's expense with sufficient surety to cover the cost based on the estimate of the village engineer; and provided further, that on roads in industrial subdivisions, sidewalks shall only be required on the roads abutting a residential area or zone.
