(a) "Modular home" means a factory assembled housing unit or portion thereof, which is transported to one site by truck or trailer or on a set of wheels, whether or not the wheels are detachable. Once at the site, the unit, or portions thereof, are fastened together, placed on a permanent foundation of poured concrete or cement block with poured concrete footer. Other components, if not included in the unit at the factory, including, but not limited to, roof or portion thereof, porches, bay windows, steps, trim, part of the exterior siding, etc. may be added at the construction site.
(b) This type of home must be at least twenty-four feet by forty feet in width and length and must conform to all State and local building codes and certifications required for modular homes including construction limitations, restrictions pertaining to lot size, side yard, front yard and rear yard setback requirements. It must also conform to building codes as to wiring, plumbing, type and size of studding, floor joists, roof rafters, ceiling joists, roof slope, insulation, etc. In addition, within two months of the time that a modular home is placed on a permanent site the title, if any, must be surrendered to the proper County authorities and a zoning inspector notified of the date and time of this action. No modular home as herein above defined may be placed in any part of the Municipality unless a modular home permit approved by the Zoning Inspector, the Building Inspector, and Council has been issued.
