1133.05 ZONE 4- SINGLE FAMILY LOTS OF 7,500 SQUARE FEET OR LARGER AND DESIGNATED OPEN SPACE.
   The Overlay Zoning Standards applicable to Zone 4 are:
   (a)   Base Zoning in Zone 4 is R-3.
      (1)   Purpose. The purpose of this Zone 4 overlay is to insure the development of a single-family neighborhood with thirteen (13) acres of designed open space.
      (2)   Use. Zone 4 is limited to single-family dwellings and accessory uses thereto and thirteen (13) acres of designed open space.
      (3)   Lot Size. Lots in Zone 4 shall be 7,500 square feet or larger.
      (4)   Maximum Number of Single Family Lots. A maximum of twelve (12) lots are permitted in Zone 4 for single-family use. No lot is permitted to be established in the "Designated Open Space."
      (5)   Designated Open Space. A minimum of thirteen (13) acres is required to be designated bordered by the north property line of Zone 4 to be dedicated to and maintained by the City of Heath for public use. Access to the Designated Open Space shall be from Canyon Road through Zone 3 as mutually approved by the owner of Zone 3 and the City. The Designated Open Space shall be delineated and dedicated to the City when construction of an approved development plan for Zone 4 is initiated, unless otherwise approved by the owner of Zone 4 and the City.
      (6)   Height. The maximum height of structures in Zone 4 shall be as delineated at Section 1165.05.
      (7)   Lot Frontage and Yards. Lots in Zone 4 shall, at a minimum, follow the Frontage and Yard requirements of Section 1165.06 for "Single Family" except as provided in Chapters 1105 and 1107.
      (8)   Lot Coverage. Lot Coverage in Zone 4 shall be as delineated at Section 1165.07.
      (9)   Prohibited Uses. Prohibited Uses in Zone 4 shall be as delineated at Section 1165.08.
