1133.02 ZONE 1-SINGLE FAMILY LOTS OF 7,500 SQUARE FEET OR LARGER .

   The Overlay Zoning Standards applicable to Zone 1 are:

   (a)   Base Zoning in Zone 1 is R-3.

      (1)   Purpose. The purpose of this Zone 1 overlay is to insure the development of a single-family neighborhood.

      (2)   Use. Zones 1 is limited to single-family dwellings and accessory uses thereto.

      (3)   Lot Size. Lots in Zone 1 shall be 7,500 square feet or larger.

      (4)   Height. The maximum height of structures in Zone 1 shall be as delineated at Section 1165.05.

      (5)   Lot Frontage and Yards. Lots in Zone 1 shall, at a minimum, follow the Frontage and Yard requirements of Section 1165.06 for "Single Family" except as provided in Chapters 1105 and 1107.

      (6)   Lot Coverage. Lot Coverage in Zone 1 shall be as delineated at Section 1165.07.

      (7)   Prohibited Uses. Prohibited Uses in Zone 1 shall be as delineated at Section 1165.08.
