(a) Manufacturing. Except for uses and processes in Section 1175.05 prohibited herein, the manufacturing, compounding, processing, packaging and assembly of products, such as:
(1) Food products. Bakery goods, candy, light meat packing, sausage making, canning, milk products and the like, excluding fish products, slaughterhouses, sauerkraut, vinegar, yeast and rendering and refining of fats or oils.
(2) Pharmaceuticals. General pharmaceutical products, cosmetics, toiletries.
(3) Products from the following previously prepared materials. Bone, canvas, cellophane, cloth, cork, feather, fiber, fur, glass, hair, horn, leather, paper, plastics, precious or semi-precious metals or stones, sheet metal (except where presses over twenty tons rated capacity are employed), shell, textiles, tobacco, wax, wood (except where saw and planning mills are employed), yarns.
(4) Pottery and figurines. Using previously pulverized clay, and kilns fired only with gas or electricity.
(5) Novelties. Including musical instruments, toys, rubber or metal stamps and other small rubber products.
(6) Appliances, etc. Electrical and electric appliances, instruments and devices, television sets, radios, phonographs, electric and neon signs, billboards and other commercial advertising structures, refrigerators, stoves.
(7) Light sheet metal products. Including heating and ventilating equipment, cornices, eaves and the like.
(8) Laboratories. Experimental, film or testing laboratories, provided no operation shall be conducted or equipment used which would create hazards, noxious or offensive conditions.
(9) Industrial product sales. Any business selling, servicing or renting mobile or non-mobile equipment or components used in industrial or commercial applications.
(10) Assembly and packing operations. Assembly of sub-components into finished products or the packing of finished products for shipment to retailers or wholesalers.
(11) Warehousing distributors and freight services. Any wholesale business, storage or warehousing, freight service centers, commercial greenhouses.
(12) General office activities. General business offices, employment services, billing and payroll operations.
(13) General institutions. Banks and credit unions.
(14) Bottling works and bakeries. Bakery goods, candy, canning, milk and dairy products, excluding fish products.
(15) Trade schools. Building trades, special needs or educational cosmetology.
(16) Contractor’s yards. Sale or distributions of building products.
(17) Trades, other businesses or uses as approved by the BZBA.
