(a) The following minimum requirements shall apply, except as provided in subsection (b) herein:

Front yard: 50 feet when fronting on a street officially designated as a major thoroughfare on the official Thoroughfare Plan; otherwise 30 feet. Residential: Same as specified in the R-3 District.
(b) The following minimum requirements shall apply when B-3 District property is contiguous to property situated in any residential district:
