Buildings and structures shall not be erected or enlarged unless the following requirements are met and maintained.
(a) Minimum lot area and width - One acre and 100 feet of lot width.
(b) Minimum required building setbacks.
(1) Front yard - 25 feet if on a local City street and 20 feet if on a major City street or State Highway.
(2) Side and rear yard - None required except where a D-1 property abuts a residentially zoned lot then the minimum setback shall not be less than two times the height of the building.
(c) Maximum building height - 35 feet.
(d) Landscaping - Wherever a D-1 Zone abuts an existing residential zone, or property, landscaping shall be provided as required by Section 1243.22.
