(A) Upon receipt of a minor subdivision application, the Plan Commission office shall schedule a meeting of the Technical Committee to review the minor plat and determine whether the following conditions have been satisfied:
(1) The subdivision will not impede the normal and orderly development of improvements of the parcel or surrounding properties;
(2) Necessary and adequate utilities and drainage facilities have been or are being provided;
(3) Adequate measures will be taken to provide ingress and egress to the remainder of the parcel and surrounding properties;
(4) The subdivision will not be detrimental to or endanger the public health, safety, or general welfare;
(5) The subdivision will not create more than one lot served for purposes of access by a private drive.
(B) If the Technical Committee finds that the proposed minor subdivision meets all the requirements as set forth in this subchapter and any applicable provisions of §§ 155.070 through 155.077 and §§ 155.090 through 155.098, they shall recommend approval of the plat and certify their recommendation to the Plat Committee for consideration.
(C) If the Technical Committee finds that the proposed subdivision does not meet all the requirements as set forth in this subchapter or in §§ 155.070 through 155.077 and §§ 155.090 through 155.098, they shall set forth their reasons in writing, provide the subdivider with a copy of their findings and certify a copy of their findings to the Plat Committee.
