§ 175-151. Residential-1 District.
   The following uses are permitted in the R-1 Zoning District. All uses shall have access to public utilities.
   A.   Residential uses.

      (1)   Single-family detached dwelling unit, subject to the following:
         (a)   Minimum lot size: 12,500 square feet.
         (b)   Minimum lot width: 80 feet.
         (c)   Minimum front yard setback: 30 feet.
         (d)   Minimum side yard setback, each: 10 feet.
         (e)   Minimum rear yard setback: 30 feet.
      (2)   Editor's Note: Former Subsection A(2), regarding single-family attached/multifamily dwelling units, was repealed 12-27-1999 by Ord. No. 35-1999. Twin- or two-family dwelling units, subject to the following:
         (a)   Minimum lot size: 18,000 square feet.
         (b)   Minimum lot width: 110 feet.
         (c)   Minimum front yard setback: 30 feet.
         (d)   Minimum side yard setback: 15 feet, with one common party wall.
         (e)   Minimum rear yard setback: 30 feet.
         (f)   The provision of the appropriate buffer requirements of § 175-91.

      (3)   Customary residential accessory uses subject to the regulations therefor.
   B.   Nonresidential uses.
      (1)   Public playgrounds, conservation areas and parks.
      (2)   Public buildings, limited to libraries, museums and schools, provided that in the case of schools, such use shall be limited to either a public or private nonprofit institution of elementary or secondary education.
      (3)   Farms limited to the raising of flowers, fruits or vegetable crops.
      (4)   Churches or other places of worship, including schools for religious instruction and parish halls.
   C.   Conditional uses.

      (1)   Professional offices subject to § 175-109.
   D.   No nonresidential use in the R-1 District shall be located on a parcel unless served by a centralized wastewater treatment plant.
