§ 154.103 DEVELOPMENT AND MAINTENANCE OF LOADING SPACES.
   Every building or part thereof hereafter erected, having a gross floor area of 10,000 square feet or more, which is to be occupied by manufacturing, storage, warehouse, goods display, retail store, wholesale store, market, hotel, hospital, mortuary, laundry, dry cleaning or other uses similarly requiring the receipt of distribution by vehicles of material of merchandise, shall develop and maintain on the same lot with such building an off-street loading area in accordance with the following requirements.
   (A)   The minimum number of required off-street loading spaces for all districts shall be at least one loading space, plus one additional loading space for each 20,000 square feet or major fraction thereof of gross floor area so used in excess of 10,000 square feet. For buildings having less than 10,000 square feet of gross floor area, the regular off-street parking areas may be used to meet the off-street loading requirements herein set forth.
   (B)   Off-street loading space shall each contain at least 350 square feet measuring ten feet in width and 35 feet in length, and shall have a clearance of at least 14 feet. When the vehicle generally used for loading and unloading purposes exceed these dimensions, the required length of such spaces shall be correspondingly increased.
   (C)   All off-street loading spaces shall be so located and served by an access drive that their use will not require any backing or other maneuvering within a street right-of-way other than an alley.
   (D)   All off-street loading spaces shall be developed in accordance with the provisions of § 154.101 of this chapter.
