9-2-2-4: FINAL PLAT:
The final plat shall be drawn in waterproof black (India) ink on tracing cloth, or in their equivalents. Permitted page sizes shall be as follows: thirty six inches by thirty inches (36" x 30") or eighteen inches by thirty inches (18" x 30"). Other sizes will not be accepted. Scale shall be one hundred feet to one inch (100' = 1") or larger. Variation in scale may be allowed when determined by the Plat Officer to be necessary for a proper exhibit of the subdivision. When one or more sheets are used for any plat, they shall be numbered consecutively and each sheet shall contain a notation showing the whole number of sheets in the plat and its relation to the other sheets (e.g., sheet 1 of 3 sheets). Linear dimensions shall be given in feet and decimals of a foot. The final plat shall show on the face thereof:
   A.   Name: Name of the subdivision.
   B.   Location: Location and position of the subdivision indicated in each of the following ways: by quarter-quarter section, section, township, range, meridian, county and state; by distance and bearings from true north and angles with references to a corner or corners established in the United States Public Land Survey; and by a written legal description of the exterior boundaries of the land as surveyed and divided.
   C.   Scale: Scale of the plat, true north arrow and date of preparation. The top of the plat shall be oriented north.
   D.   Boundary: Boundary of plat, based on an accurate traverse, with angular and lineal dimensions. The error of linear closure of said boundary survey shall not be greater than one in ten thousand (1 in 10,000). The length of boundary lines of all streets, blocks, lots, parcels, easements, and rights of way or enough information so that the length of these lines can be derived by simple calculation. Where a boundary line is an arc of a circle, the radius interior angle and length of chord shall be shown.
   E.   Monuments: The description and location of all survey monuments, survey data sufficient to reproduce any line or reestablish any monument. True bearings and distances to the nearest established street lines or official monuments (not less than 2), which shall be accurately described in the plat.
   F.   Streets:
      1.   Exact location, right-of-way widths, and names of all streets within and adjoining the plat. The length of boundary lines of all streets, alleys, blocks, lots, parcels, public grounds, easements, and rights of way, or enough information so that the length of these lines can be derived by simple calculation. Where a boundary line is an arc of a circle, the radius interior angle and the length of the chord shall be shown.
      2.   The abutting street lines of all adjoining subdivisions, shown in their correct locations by broken lines, shall be indicated.
   G.   Easements: Exact location, dimensions and description of purpose for all easements, walkways, bicycle paths, and walking trails.
   H.   Lots: Location of all block, lot and parcel lines with accurate dimensions in feet and hundredths. All blocks, lots and parcels shall be consecutively numbered throughout the plat and the area indicated on each lot or parcel.
   I.   Reserved Areas: Accurate outlines and legal description of any area to be dedicated or reserved for public use, with the purposes indicated thereon, and of any area to be reserved by deed covenant for common uses of all property owners.
   J.   Conservancy Areas: The conservancy areas shall be depicted on the face of the plat and the following language shall be included verbatim on the face of the plat:

Prohibited Uses:
1. No man-made structure of any kind shall be constructed in the flood plain.
2. The flood plain shall not be filled nor shall the grade by altered in any respect.
3. No materials shall be utilized or stored which shall have the potential for polluting either surface or ground water.
4. There shall be no floodway alteration.
5. There shall be no disturbing of natural vegetation.
   K.   Water Facilities: The location of all lakes, ponds, detention sites, retention sites and dams shall be depicted, and accurately located on the final plat.
   L.   Building Setback Lines: Building setback lines accurately shown with dimensions.
   M.   Protective Covenants: Protective covenants which meet the approval of the Plan Commission shall be lettered on the final plat.
   N.   Water: The graphic location and labeling of any water bodies including lakes, ponds, streams, and storm water detention and retention facilities and showing the permanent surface water elevation and the elevation and high-water marks of such bodies and the boundary lines and elevations of the base 100-year flood plain.
   O.   Certificates: The final plat shall show thereon the following certificates duly processed and signed using waterproof ink.
