§ 15.15.180  R-1 SINGLE-FAMILY RESIDENCE DISTRICT.
   (A)   Permitted uses.
      (1)   Single-family detached dwellings;
      (2)   Agriculture on a tract of land 20 acres or more in area;
      (3)   Churches, temples or synagogues on a lot not less than two acres in area;
      (4)   Golf courses, regulation size, but not including “par 3” golf courses, commercially operated driving ranges or miniature golf courses; and provided that no clubhouse or accessory building shall be located less than 200 feet from a lot line;
      (5)   Hospitals;
      (6)   Parks, forest preserves and recreational areas, public;
      (7)   Seminaries, convents, monasteries and similar religious institutions;
      (8)   Temporary buildings for construction purposes for a period not to exceed the construction; and
      (9)   Accessory uses.
   (B)   Conditional permitted uses.
      (1)   Cemeteries, including crematories and mausoleums on a lot not less than ten acres in area and provided no building shall be located less than 300 feet from a lot line;
      (2)   Colleges, universities and accessory uses thereto on a lot not less than 40 acres in area;
      (3)   Private recreational areas or camps, when not operated for profit on a lot not less than 20 acres in area;
      (4)   Public service uses:
         (a)   Electric substations and booster stations;
         (b)   Filtration plant, pumping station, well and water reservoir;
         (c)   Police and fire station;
         (d)   Sewage treatment plant;
         (e)   Telephone exchange; and
         (f)   Other governmental uses.
      (5)   Railroad rights-of-way and trackage, but not including classification yards, terminal facilities or maintenance facilities;
      (6)   Schools on not less than 15 acres for elementary, 25 acres for junior high and 80 acres for high school; and
      (7)   Planned development.
   (C)   Lot area.
      (1)   Single-family detached dwellings not less than 15,000 square feet.
      (2)   Non-residential uses not less than five acres unless otherwise specified.
   (D)   Lot width.
      (1)   Single-family detached dwellings not less than 100 feet, except corner lots, which shall be not less than 150 feet; and
      (2)   Non-residential uses not less than 300 feet.
   (E)   Building height.
      (1)   Single-family detached dwellings not more than two and one-half stories or 35 feet whichever is lower; and
      (2)   Non-residential uses not more than three stories or 35 feet whichever is lower.
   (F)   Ground floor living area per dwelling.
      (1)   One-story dwellings not less than 1,500 square feet; and
      (2)   Dwellings having more than one story:
         (a)   Not less than 1,100 square feet for one and one-half story dwelling; and
         (b)   Not less than 900 square feet for a two story or two and one-half story dwelling.
   (G)   Floor area ratio.
      (1)   Single-family detached dwellings not applicable; and
      (2)   Non-residential uses not more than zero to two.
   (H)   Yards.  Except as may be herein otherwise required, yards shall be in accordance with the following regulations.
      (1)   Front yard.  Not less than 50 feet.
      (2)   Side yards.  Two side yards, each side yard shall have a width of not less than ten feet, except on corner lots, the side yard adjoining a street shall be not less than 50 feet in width.
      (3)   Rear yard.  Not less than 50 feet.
   (I)   Off-street parking and off-street loading.  In accordance with the regulations set forth in §§ 15.15.295 and 15.15.300.
