A. Bed And Breakfast, Permit Required: A special use permit granted by the board of adjustment and appeals is required for the establishment of a bed and breakfast facility, the granting of which is provided for in title 10, chapter 22 of this code. B. Application: An application for a special use permit shall be filed with the zoning administrator and shall include the following:
1. A reproducible site plan reasonably to scale depicting the existing conditions or any proposed modifications to the location of property lines, structures, landscaping, driveways and parking. Any future changes from the initial application shall also be submitted for approval.
2. A reproducible detailed floor plan reasonably to scale of the structure showing all room uses.
C. Personal, Not Transferable: The special use permit shall be personal to the applicant and not transferable. (Ord. C-062, 8-21-1990; amd. 1993 Code)
D. Bed And Breakfast, Validity: A special use for a bed and breakfast may be granted for a specified length of time or may be granted indefinitely upon application, hearing and authorization by the board of adjustment and appeals as long as the owner and operator of the business remains unchanged. As with all special uses, the board may review the validity of the special use at any time in the future if concerns arise or it is found to no longer conform to the code or conditions placed on said special use permit. E. Parking Requirements: The number of off street parking spaces required, their locations, surfacing, screening and setbacks from property lines shall be determined on the special use permit. (Ord. C-062, 8-21-1990; amd. 1993 Code)
