10-10-6: YARD AREAS:
No building shall be erected or enlarged unless the following yards are provided and maintained in connection with such building, structure or enlargement: (Ord. B-39, 1969)
   A.   Regulations Applicable: The same regulations shall apply as required or permitted in the R-3 One-Family Dwelling District. (Ord. D-046, 11-21-2017)
   B.   Zero Lot Line Dwellings:
      1.   "Zero lot line dwellings" are defined as:
         a.   A two-family dwelling in which the dwelling units are joined by a common party wall standing part upon each of the two (2) adjoining lots; or
         b.   Three (3), or more, one-family attached dwellings located on two (2) or more individual lots joined by a common party wall.
      2.   The required lot area for a zero lot line dwelling unit shall be:
         a.   In case of a two-family dwelling at least one-half (1/2) the minimum lot area for a two-family detached dwelling unit.
         b.   In the case of three (3), or more, family dwellings, at least one-half (1/2) the minimum lot area for a two-family detached dwelling unit.
      3.   a. Every lot upon which there is erected a two-family zero lot line dwelling unit shall have a minimum width of seventy feet (70') and a minimum depth of one hundred feet (100').
         b.   Every lot upon which there is erected a three (3), or more, family zero lot line dwelling shall have a lot width of at least twenty five feet (25') or a minimum depth of one hundred feet (100') for each interior unit. Any dwelling unit that is not an "end unit" is classified as an "interior unit".
      4.   Every zero lot line dwelling shall have a front and rear yard of not less than twenty five feet (25'). Each end unit in a zero lot line dwelling arranged as townhouses or row houses shall have a side yard of not less than ten feet (10'). On corner lots, side yard requirement on the intersecting street side shall not be less than fifteen feet (15').
      5.   Zero lot line dwellings are governed by the height and lot coverage restrictions of the zoning district. (Ord. C-211, 8-2-1994; amd. Ord. D-046, 11-21-2017)
      6.   Each dwelling unit shall be provided with separate building access and with separate utility service. No portion of the wall, roof or appurtenance on the zero yard side shall project over the lot line. Openings in the wall shall be prohibited. (Ord. C-238, 4-4-1995; amd. Ord. D-046, 11-21-2017)
      7.   This subsection shall apply to zero lot line dwellings erected after January 1, 1994. (Ord. C-211, 8-2-1994; amd. Ord. D-046, 11-21-2017)
