A. Every one-family detached dwelling hereafter erected shall be located on a lot having an area of not less than eight thousand (8,000) square feet, and a minimum width at the established building line of not less than seventy feet (70'); provided, each individual lot is served by a public sewer and water supply. Lots where either public sewer or water is not provided shall be a minimum of twenty thousand (20,000) square feet in area and have a minimum width of one hundred feet (100') at the established building line.
B. Every two-family detached dwelling hereafter erected shall be located on a lot having an area of not less than seven thousand (7,000) square feet and a minimum width at the established building line of not less than sixty feet (60'); provided, each individual lot is served by a public sewer and water supply. Lots where either public sewer or water is not provided shall be a minimum of twenty thousand (20,000) square feet in area and have a minimum width of one hundred feet (100') at the established building line.
C. An existing one-family dwelling located on a lot of less than required herein may be converted to a two-family dwelling without increasing the lot size; provided, that the building is not enlarged beyond its present outside dimensions and that all other regulations of this title are complied with. Additions may be made to an existing building only when lot size and yard requirements of this chapter can be complied with.
D. Minimum lot sizes for special uses shall be prescribed and conditions stipulated at the time a special use permit is authorized. All such uses shall be served by a public sewer and water supply. (Ord. B-39, 1969)
