§ 150.01 CONSTRUCTION OF BUILDINGS IN DISTRICTS ZONED FOR COMMERCIAL OR INDUSTRIAL USE.
   (A)   For the purpose of this section, the following definitions shall apply unless the context clearly indicates or requires a different meaning.
      (1)   FRONT ELEVATION. Those side portions of a structure which face or are contiguous with a public street, thoroughfare or way.
      (2)   GLASS. All windows and entry doors together with frame for same.
      (3)   SIDE ELEVATION. That portion or portions of a structure which do not face or are not contiguous with a public street, thoroughfare or way.
      (4)   SOLID FINISH VENEER. Brick or stone. This does not include materials such as, but not limited to, painted or unpainted plain concrete or plain concrete blocks, plywood, wood veneers or imitation type materials of any nature.
   (B)   Any buildings or improvements constructed on any real property zoned or classified as commercial or industrial under the official zoning map of the village and its zoning ordinance shall comply with all terms and provisions of this section.
   (C)   All building or improvements designed or intended to be constructed on any commercial or industrial zoned property shall have:
      (1)   A continuous poured concrete footing extending to a depth below the standard frost line of 42 inches together with a continuous concrete foundation wall which shall support all structural members of the building. Such foundation and footing shall meet the B.O.C.A. specifications;
      (2)   A minimum 18-inch roof overhang on all front elevations; and
      (3)   One hundred percent of the total surface area of the front elevation constructed of solid finish veneer and glass.
   (D)   On commercial or industrial zoned property an auxiliary building, as that term is defined in the zoning ordinance of the village, which is set back a minimum of 200 feet from the front lot line with the total front yard landscaped with grass, trees, bushes, shrubs, and the like, may have the solid finish veneer and glass requirement reduced by action of the Village Board of Trustees.
   (E)   No building permit or occupancy permit shall be issued for any building on property zoned commercial or industrial until the provisions of this section and all relative ordinances are met.
