§ 94.14 NOTICE OF VIOLATION.
   The Director of Code Enforcement or such other authorized village official, or representative thereof, shall serve or cause to be served an annual notice representing that it will be the only correspondence from the village regarding this subchapter, and in the event of violation the village will remedy the condition according to the terms of this subchapter upon any person owning, leasing, occupying or controlling any vacant, unimproved real estate in the village. Said notice shall contain language requiring such person to remove or cut down the weeds, remove and eliminate any debris, refuse, garbage, rubbish, trash or deposits of disposed articles or material constituting such nuisance within seven days from the date of the notice, or said notice may be given by any one of the four following described methods:
   (A)   By a written notice sent by United States regular and/or certified mail, postage prepaid, to the last known person owning, leasing, occupying or controlling the real estate, and as to the owner, the notice may be addressed to the address shown on the most recent tax bill for the real estate; or
   (B)   By a written notice personally delivered by the Director or such other authorized village representative to the person owning, leasing, occupying, or controlling the real estate; or
   (C)   By posting or tagging a written notice on the property of the person owning, leasing, occupying, or controlling the real estate upon which the violation exists. Said notice shall state the date of the posting or tagging and shall provide that said weeds shall be destroyed not later than seven days after the notice has been posted or tagged on said property.
   (D)   At the election of the village the person owning, leasing, occupying or controlling any real estate in the village may be notified by the village by regular or certified mail of the village's intent to serve an annual notice. This notice shall contain the necessary language to conform with this subchapter and also contain the language notifying the owner, lessee, tenant, occupant or person in control of real estate in the village that this will be the only correspondence from the village regarding this subchapter and in the event of violation the village will remedy the condition according to the terms of this subchapter.
