1109.09 I-1 LIGHT INDUSTRIAL DISTRICT.
   (a)   This district is designed to act as a transitional use between heavy industrial uses and other less intense business uses.
   (b)   Uses permitted in the l - 1 Light Industrial District.
      (1)   Bulk storage, warehousing, manufacturing, clinics, diagnostic facilities that are clean, quiet, and free of hazardous or objectionable elements such as noise, odor, dust, smoke, or glare; operate entirely within enclosed structures and generate little industrial traffic.
   (c)   Conditional Uses - Approved by the Board of Zoning Appeals.
      (1)   Manufacturing uses of a light nature, free from objectionable odors, fumes, dirt, vibration, or noise detectable at the lot line.
      (2)   One dwelling unit for a caretaker and their family.
   (d)   Accessory Uses: Uses and structures customarily accessory and incidental to any permitted uses in the L - 1 District.
   (e)   Height Regulations: No structure in the L - 1 District shall exceed fifty (50) feet in height.
   (f)   Required Lot Area in the L - 1 District: Each use shall provide a minimum lot area of 15,000 sq. ft. and a minimum lot width of 100 ft.
   (g)   Yard Requirements: All structures constructed, altered, or moved into the district shall provide yards:
      (1)   Front - 30 feet.
      (2)   Side - 10 feet, except where it abuts a residential district, in which case it shall be 30 feet.
      (3)   Rear - 30 feet.
   (h)   Screening required between Industrial and Residential Districts: Newly established industrial uses adjacent to or backing on a residential district shall provide on the property line a dense hedge, tree row, fence, or other suitable landscape device to visually screen the industrial are from the residential area. Plant material shall be a minimum of four (4) feet tall at the time of planting. Fences, walls or other landscape devices shall be a minimum height of six (6) feet.
