Conditionally permitted in C-1 and C-2 Districts provided they meet the following conditions:
(a) Site of minimum 12,000 sq. ft.
(b) Minimum yard requirements;
(1) Front yard - 40 feet per building.
15 feet for gasoline pumps.
(c) Minimum frontage shall be 100 feet.
(d) A development plan shall be submitted with the application meeting the following:
(1) Minimum of two (2) separate driveways providing ingress and eqress, no closer than twenty (20) feet from one another, ten (10) feet from any adjacent property line and twenty-five (25) feet from any adjacent R District.
(2) All hydraulic lifts, oil pts and all lubricants, greasing, vehicle washing and repair equipment shall be enclosed within a building.
(3) The entire area (excluding building) shall be paved or landscaped. A four (4) inch high curb shall separate paved areas from landscaped areas.
(4) Light from exterior lighting shall be shaded, shielded, or directed that the intensity or brightness shall not be objectionable to surrounding development.
(5) A solid fence, wall, or hedge six (6) feet high shall be constructed and maintained if adjacent to an R District.
(e) No outdoor storage of dismantled vehicles shall be permitted.
(f) No more than one (1) pole sign, no more than twenty-five (25) feet high shall be permitted.
(g) Any vehicle service station closed for a period of ninety days shall have all windows covered with a durable material finished decoratively.
(h) Any facility closed for a period of two (2) years shall have storage tanks removed and the area restored in compliance with the State Fire Codes and filled to natural grade.
