1105.03  CONFORMANCE AND DWELLING SIZE.
   Except where specifically provided:
   (a)   Land shall only be used as permitted in the Zoning District in which it is located, or for a conditionally permitted use.  Subject to the Conditional Use Permit issued by the Zoning Enforcement Officer.
   (b)   No building shall be erected, converted, enlarged, reconstructed, nor any building moved onto a lot, or within the same lot, unless it is a use permitted in the District, except as provided for in Section 1117.05 (b)(3).  No parcel of land nor any lot shall hereafter be created which does not conform to and meet the requirements of this Ordinance.
   (c)   No dwelling in any R District shall have a floor area less than the following:
      District Floor Area (Sq. Ft.)
      R - 1      1,000 - Single Family Dwelling
      R - 2      1,000 - Single Family Dwelling
            750 - Mobile Home Dwelling  (14 ft. Minimum Width)
      R - 3      1,000 -  Single Family Dwelling
            750 - Two Family Dwelling  (Per Dwelling)
            600 - Multi - Family  (One Bed Room)
            500 - Multi - Family  (Efficiency)
      R - MHP   648 - Mobile Home Dwelling  (12 ft. Minimum Width)
   (d)   Floor Area in Sq. Ft. of a Residential Building
Shall be determined by adding the sq. ft. of each floor.  Excluded are porches, fences, patios, attached garages, attached accessory buildings, and basement floors not devoted to residential use.
