Manufacturer’s set-up installation instructions must be followed if available. Other than those specified by the manufacturer the following provides an overview of the key requirements.
FOOTINGS AND PIERS (BLOCKING)
· Footings (Pads):
· Construction
*24" X 16" X 16" solid concrete blocks-joints parallel to the mainframe longitudinal member set below frost line to a depth of 24".
· Placement
*Evenly bedded, level and on firm, undisturbed or compacted soil (1,500 P.S.F. minimum)-free of organic material.
*Centered directly under longitudinal members.
*Not over 8' apart and not more than 2' from ends of main frame and at both ends of a door opening 6' or more in width.
· Approved manufactured piers (see example) or concrete blocks as follows:
*Single stack of 8" X 8" X 16" blocks-maximum 3 blocks high at right angle to main frame longitudinal member with a 2" X 8" X 16" cap of wood or a 4" X 8" X 16" solid concrete block.
*A double stack of 8" X 8" X 16" blocks-maximum 5 blocks high (each course of blocks stacked at right angles to the preceding course of blocks) with wood or concrete cap.
*Piers exceeding 40" (5 blocks) must be approved by an architect or engineer licensed in the State of Kentucky.
*Blocks must be set with cores vertical.
*The wood plate may not be over 2" thick and shims shall not be more than 2" thick, and at least 4" wide and 6" long. No more than 2 wood plates are permitted.
*4 mill polyethylene vapor barrier required on the ground under manufactured home.
· Multi Section Homes
*Must have centerline blocking at end walls and other points of connection or support and at a wide door opening.
· Clearances
At least 75% of the area under the home must have 30" clearance between bottom of Main chassis member and ground level and in no case less than 24'.
