A set(s) of drawings shall be prepared for every conversion condominium property which show graphically, insofar as is possible, all particulars of the land, buildings and other improvements, including, but not limited to, the layout, location, designation and dimensions of each unit, the layout, location and dimensions of the common areas and facilities and limited common areas and facilities, the location and dimensions of all appurtenant easements or encroachments and, if the condominium property is not contiguous, the distances between any parcels of land. The drawings shall bear the certified statement of a registered surveyor and registered architect or registered surveyor and licensed professional engineer that the drawings accurately show the building or buildings as constructed.
If some, but not all, portions of the condominium property are to be held by unit owners in a leasehold estate, the drawings shall show the locations and dimensions of each portion and shall label the portion as leased land. If there is more than one portion of leased land, the drawings shall label each portion with one or more letters or numbers, or both, different from those designating any other portions of the leased land, and different also from the identifying number of any unit.
In the case of any improvements, the drawings shall indicate which, if any, have been begun but have not been substantially completed by the use of the phrase "NOT YET COMPLETED".
Any modification, alteration, enlargement, reconstruction, change, extension or relocation of any existing building or unit shall be subject to the regulations of Chapter 1121 of the Codified Ordinances and approval by the appropriate commissions, boards, and Building Commissioner and shall comply with the Building Code, Fire Code, Housing Code and all other applicable laws of the City.
