Every dwelling unit shall conform to the following standards:
(a) Every dwelling unit shall have not less than 300 square feet of habitable floor area, and shall contain at least one room which shall have not less than 150 square feet of habitable floor area and which is not less than ten feet in width; provided that no room used to compute compliance with such 300 square foot minimum limitation shall be less than seven feet in width nor have less than seventy square feet of habitable floor area
(b) No portion of any room which is less than seven feet in width shall be included in determining habitable floor area
(c) All habitable rooms shall have a clear ceiling height of not less than seven feet, six inches, provided that rooms with sloping ceilings shall have a clear ceiling height of not less than six feet, six inches in at least one-half of their habitable floor area. In determining the habitable floor area of rooms with sloping ceilings, all portions of less than five feet in height shall be disregarded.
(d) Every dwelling unit shall contain at least 300 square feet of habitable floor area for the first occupant thereof and at least 150 additional square feet of habitable floor area for every additional occupant thereof, but in no case shall any dwelling unit contain less than the minimum number of square feet of habitable floor area as required by other provisions of the Code.
(e) No part of the third floor area of a double house, a two-family dwelling or a multi-family dwelling consisting of side by side dwelling units, sometimes known as row housing, shall be used to compute compliance with the requirements for minimum habitable floor area for a family occupying a dwelling unit in such double house, two-family dwelling or multi-family dwelling.
(f) The minimum habitable bedroom floor area of a dwelling unit shall be eighty square feet for the first occupant thereof and for each additional occupant fifty square feet.
(g) The occupancy of any dwelling unit shall be limited to one, and only one family.
(h) As used herein:
(1) "Bedroom" means a habitable room designed for sleeping purposes, and which has a minimum habitable floor area of eighty square feet.
(2) "Efficiency unit" means an apartment or condominium unit which is designed or used as both a living room and a bedroom with no separate bedroom.
(3) "Habitable bedroom floor area" means the sum of the gross horizontal area of each individual bedroom of a dwelling unit.
