§ 154.138  G-B BUSINESS DISTRICT.
   (A)   The G-B general business districts are generally located on major thoroughfares and collector streets in the Fairmont planning area. They are intended to provide for offices, personal services and the retailing of durable and convenience goods for the community. Because these commercial uses are subject to public view and are important to the economy of the area, they should have ample parking, controlled traffic movement and suitable landscaping.
   (B)   The following uses are permitted:
      (1)   All uses permitted in the C-B central business district;
      (2)   Animal hospitals, provided no pens or kennels are located closer than 20 feet to any property line;
      (3)   Assembly halls, coliseums, armories, ballrooms and similar structures;
      (4)   Automobile sales, new and used;
      (5)   Automobile repair garages;
      (6)   Automobile washing establishments;
      (7)   Bakeries and other establishments manufacturing or packaging food products for wholesale distribution;
      (8)   Barber and beauty shops;
      (9)   Bicycle sales and repair shops;
      (10)   Boat and trailer works and sales;
      (11)   Bottling works;
      (12)   Bowling alleys and skating rinks, miniature golf courses, riding stables, go-cart tracks and other commercial recreation facilities;
      (13)   Building materials storage and sales yard, provided they are fenced by a sturdy fence not less than 6 feet in height;
      (14)   Business signs and billboards, provided they are not located within 50 feet of any residential district, provided further, that not more than 1 billboard structure shall be allowed per 100 feet or less of lot frontage in single ownership, with 1 additional billboard structure allowed per additional 100 feet of lot frontage;
      (15)   Business, art and professional schools;
      (16)   Cabinet, woodworking and upholstery shops;
      (17)   Churches and customary accessory uses;
      (18)   Circuses, carnivals and revival grounds;
      (19)   Contractors’ offices and storage yards, provided the latter are fenced by a sturdy fence not less than 6 feet in height;
      (20)   Dairy products processing and distributing facilities, including dairy bars;
      (21)   Dry cleaning and laundering plants;
      (22)   Electrical supplies and equipment, sales and repairs;
      (23)   Farm equipment and machinery, sales, assembly and repair;
      (24)   Funeral homes, mortuaries;
      (25)   Freezer lockers and ice plants;
      (26)   Golf driving ranges;
      (27)   Par-3 golf courses;
      (28)   Industrial supplies and equipment, sales and service, provided all open storage is fenced by a sturdy fence not less than 6 feet in height;
      (29)   Industrial trade schools and research laboratories;
      (30)   Libraries;
      (31)   Light manufacturing, as defined in § 154.175; however, this use is not allowed in the Historic Downtown District;
      (32)   Machine and welding shops;
      (33)   Mobile home display lots;
      (34)   Monument works and sales;
      (35)   Motels and motor lodges;
      (36)   Motorcycle, lawnmower and power sales and service;
      (37)   Plumbing and heating supply houses, provided all open storage is fenced by a sturdy fence not less than 6 feet in height;
      (38)   Private clubs, lodges, social and recreational buildings, the chief activity of which is carried on or is one customarily carried on primarily for gain;
      (39)   Offices; professional, business and public;
      (40)   Medical and dental clinics;
      (41)   Radio and tv stations and towers, provided all towers are surrounded by a chain link fence not less that 6 feet in height;
      (42)   Rooming and boarding houses;
      (43)   Second-hand stores and swap shops;
      (44)   Sheet metal, roofing, plumbing and heating and refrigeration shops, but excluding open storage unless it shall be fenced by a sturdy fence not less than 6 feet in height;
      (45)   Sign painting and fabricating shops;
      (46)   Trucking terminals, transfer companies;
      (47)   Theaters, drive-ins;
      (48)   Video arcades and game rooms;

      (49)   Wholesale and warehousing establishments;
      (50)   Wholesale storage of gasoline and oil products, including bottled gas and oxygen; and
      (51)   Customary accessory uses and structures, including open storage, provided the area devoted to open storage is enclosed by a sturdy fence not less than 6 feet in height.
   (C)   The following uses are permitted conditionally when authorized by the Town Board after the Board holds a public hearing. Each request shall be reviewed by the Planning Board for their comments prior to the submission to the Town Board: Mixed uses, i.e., buildings erected for both dwelling and business purposes, provided that building shall be furnished with side yards on each side of the building measuring not less than 8 feet in width, provided, however, that this regulation shall not apply to the street side of a corner lot.
   (D)   Within the G-B general business district as shown on the zoning map, the following dimensional requirements shall be complied with:
      (1)   Area, yard and height requirements shall be provided as required in § 154.162.
      (2)   Off-street parking and loading shall be provided as required in §§ 154.032 and 154.034.
