1226.06 PROVISION FOR PARKS AND RECREATIONAL FACILITIES.
   Every subdivider or developer who files with the Planning Commission any proposal, plan or map for the subdivision or development of land within the planning jurisdiction after a date which shall be the later of a date thirty days after the effective date of this chapter (Ordinance 77-06, passed February 22, 1977), or the date of the adoption of the Parks and Recreation Plan referred to in Section 1226.05, and who has not theretofore so filed any preliminary map with respect to such subdivision or development, shall either dedicate a portion of such land or pay a fee in lieu of land dedication, or dedicate land and pay a fee in lieu of land dedication as set forth in this chapter, and pay a development fee, all as provided in this chapter, for the purpose of providing park and recreational facilities to serve future residents of each such subdivision or development.
