§ 92.041 KEY LOCK BOX SYSTEM.
   (A)   Structures where required. The following structures shall be equipped with a key lock box:
      (1)   Commercial or industrial structures protected by an automatic alarm system and/or automatic suppression system, or any other structure that is required by NFPA Life Safety Code 101 to be so equipped;
      (2)   Commercial or industrial property protected by a locked fence or gate and where immediate access to the property is necessary for life, safety or firefighting purposes; and
      (3)   This section shall not apply to residential one- and two-family dwellings, however, key lock boxes may be installed.
   (B)   Type. The Fire Chief shall designate the type of key lock box system to be implemented within the city and shall have the authority to require all structures subject to this section to use the designated system. The Fire Chief shall be the sole source of forms to order key lock boxes. The rapid entry key box shall be installed in a location approved by the Chief of the Fire Department.
   (C)   Key box contents. The rapid entry key boxes shall contain the following labeled keys:
      (1)   Keys to locked points of egress, whether on interior or exterior of such buildings;
      (2)   Keys to the locked mechanical rooms;
      (3)   Keys to the locked elevator rooms;
      (4)   Keys to the elevator controls;
      (5)   Keys to any fence or secured areas;
      (6)   Keys to any other areas as directed by the Fire Chief; and
      (7)   Any box containing more than 15 keys shall include a floor plan.
   (D)   Newly constructed structures; installation. All newly constructed structures subject to this section shall have the key lock box installed and operational prior to the issuance of an occupancy permit. All structures in existence on the effective date of this section and subject to this section shall have 12 months from the effective date of this section to have a key lock box installed and operational.
   (E)   Fire Chief; duties. The Fire Chief shall be authorized to implement rules and regulations for the use of the lock box system.
