(A) Lot area.
(1) The following minimum requirements shall be observed:

(2) The regulations for two-family and multiple-family dwellings shall be utilized for one-family row dwellings with up to six dwellings in a row or building.
(B) Lot width and yard requirements.
(1) The following minimum requirements shall be observed:

* Where no alley is located to the rear of the lot and an attached garage is not constructed, a side yard of at least 12 feet shall be provided on one side of the principal structure. |
(2) The regulation for two-family and multiple-family dwellings shall be utilized for one-family row dwellings with up to six dwellings in a row or building.
(3) In the case of one-family row dwellings, it shall be permissible to plat or replat zoning lots which shall utilize zero foot lot line and party walls to create individual fee simple lots.
