The preliminary plat shall contain the following information:
(a) Proposed name of the subdivision, which shall not duplicate or closely approximate the name of any other subdivision in the City.
(b) Location by section, range, and township or other surveys and/or legal description.
(c) Names, addresses, and phone numbers of the owner, subdivider, and professional, registered surveyor who prepared the plat, and appropriate number and seal.
(d) Date of survey.
(e) Scale of the plat (1 inch equals 100 feet); north point.
(f) Boundaries of the subdivision, indicated by a solid line, and its acreage.
(g) Names of adjacent subdivisions, owners of adjoining parcels of unsubdivided land and the location of their boundary lines.
(h) Locations, widths, and names of existing or prior-platted streets, railroad and utility rights-of-way, easements, parks, permanent buildings, and corporation and township lines; location of drainage system and channels, water courses, wooded areas, and other natural and man-made features (including significant changes in topography) within and adjacent to the plat for a minimum distance of two hundred (200) feet. Location and dimensions of all proposed easements and utility and sewer lines, showing their connections with the existing system.
(i) Zoning classification of the tract and adjoining properties and a description of proposed zoning changes, if any.
(j) Existing contours based on aerial or other methods of surveying or as agreed to by the Planning Commission at an interval not greater than two feet if the slope of the ground is 15 percent or less; and not greater than five feet where the slope is more than 15 percent.
(k) Location and size of existing sewers, water lines, culverts, and other underground structures, indicating pipe size, grades, manholes and locations, and power transmission poles and lines, within and adjacent to the tract.
(l) Location, names, and widths of proposed streets and easements.
(m) Building setback lines with dimensions. (See Table 4.)
(n) Layout, numbers, and dimensions of each lot. When a lot is located on a curved street or when side lot lines are not at 90 degree angles, the width at the property line shall be shown.
(o) Parcels of land in areas to be reserved for public use or to be reserved by covenant for residents of the subdivision.
(p) A vicinity map at the scale of not less than 2,000 feet to the inch shall be shown on, or accompany, the preliminary plat. This map shall show all existing subdivisions, roads, and tract lines and the nearest existing thoroughfares. It also shall show the most advantageous connections between the roads in the proposed subdivision and those of the neighboring areas. For commercial and/or industrial subdivisions, the following additional information is required:
(1) Location, arrangement, and dimensions of automobile parking spaces, widths of aisles, width of bays, angle of parking;
(2) Location, arrangement, and dimensions of truck loading and unloading spaces and docks;
(3) Location and dimensions of vehicular drives, entrances, exits, acceleration and deceleration lanes, including rights-of- way;
(4) Location and dimensions of pedestrian entrances, exits, walks;
(5) Location and general exterior dimensions of principal and accessory buildings;
(6) The stages, if any, to be followed in the construction of the commercial subdivision;
(7) A traffic flow chart showing circulation patterns within the confines of the commercial subdivision;
(8) In the case of proposed subdivisions which are outside the corporation limits of the City, a copy of the plat shall be submitted to the County Engineer, to the Director of the City Health Department, and to the County Commissioners for their respective approvals, as appropriate.
