A. Sketch plats submitted to the planning commission shall be prepared in pen or pencil, neatly drawn at a convenient scale of not more than one hundred feet (100') to an inch and shall bear the following information:
1. Name and ownership;
2. Name of the proposed subdivision;
3. Name, address and telephone number of the legal owner or agent of property owner, and citation of last instrument conveying title to the owner;
4. Citation of any rights of way or easements affecting the property;
5. Name, address and telephone number of person(s) responsible for the subdivision design;
6. Full legal description of property by government lot, section, township, range and county, graphic scale, north arrow, and date; and
7. Contents of sketch plat:
a. The location of adjoining property lines, intersecting or adjacent streets, alleys or easements; provided however, the actual measured distances shall not be required;
b. Land contours with vertical intervals not greater than five feet (5') referenced to a United States geological survey or coast and geodetic survey bench mark or monument;
c. The length of the boundaries of the tract, measured to the nearest foot, the proposed location of streets, alleys, easements and approximate lot dimensions;
d. The location of all drainage channels and proposed drainage structures and easements or rights of way; and
e. The location and approximate size of any proposed open spaces whether private or proposed public dedications. (Res. 901, 5-10-1977)
